Renovation & Rear Addition
A heritage terrace transformation designed to navigate strict council controls and maximise space on a narrow inner-city site.
Overview
This project explores the transformation of a narrow Balmain terrace into a functional four-bedroom family home, carefully balancing modern living requirements with the constraints of a Heritage Conservation Area.
The Client Brief
The clients approached us to reimagine their existing two-bedroom cottage into a long-term family home.
They needed:
Additional bedrooms for their family
Open-plan living suitable for entertaining and connected to the rear yard
A private master suite
A dedicated work-from-home space, separate from the main house
All while retaining the character of the original terrace.

The Challenge
Like many inner-city terrace homes, the project was shaped by a number of constraints:
A narrow 6m-wide site
Location within a Heritage Conservation Area
Strict controls on roof form and visibility from the street
Potential overlooking and overshadowing impacts
Detailed feedback from council during the Pre-DA process
The initial concept required significant refinement to align with council expectations while still meeting the client’s brief.
The Approach
We worked closely with council through the Pre-DA process to resolve key concerns early and create a clear pathway toward approval.
The design strategy focused on:
Retaining the front portion of the original dwelling, including key heritage elements
Setting the addition back to maintain the existing streetscape
Designing the upper level within a controlled roof form to reduce visual impact
Minimising bulk and overlooking to neighbouring properties
Integrating a separate studio above the rear garage to support working from home
Every decision balanced planning controls with practical, liveable outcomes.

The Outcome
The project was developed through Pre-DA consultation and submitted for Development Approval with all key planning concerns addressed.
The client later chose to sell the property prior to determination.
However, the design demonstrates a clear and achievable approach to navigating council controls for terrace renovations in heritage areas.

Design Evolution
Following the DA submission, the layout was further refined to improve spatial efficiency and functionality.
These iterations explored:
More efficient upper floor planning
Improved circulation and stair placement
Stronger connections between indoor living spaces and the rear yard
