Overview

This project involved the demolition of an existing dwelling and the design of a new contemporary home in Dover Heights, responding to a highly constrained planning environment while achieving a refined architectural outcome.

The Client Brief

The clients sought a new home that would:

  • Sloping site requiring excavation and basement integration

  • Streetscape sensitivity, including alignment with adjoining dwellings

The proposal also involved a variation to FSR controls, requiring a strong planning justification and design response.

The Approach

The design focused on creating a home that responds directly to its context while maximising spatial quality.

Key strategies included:

  • Designing the building envelope to align with adjoining “bookend” dwellings, ensuring compatibility in height and scale

  • Carefully articulating the façade to reduce perceived bulk and enhance architectural quality

  • Integrating a basement garage that remains visually recessive from the street

  • Positioning openings and balconies to improve passive surveillance and street engagement

  • Increasing landscaped areas beyond council requirements to improve both amenity and environmental performance

  • Resolving excavation and site levels to minimise impact on neighbouring properties and the streetscape

The design carefully balances planning compliance with a strong architectural outcome.

The project was submitted as a Development Application for a new dwelling, supported by a comprehensive planning and consultant team.
